2010 vs. 2009 Sales Stats at the Lake!

We have just completed the first quarter of 2010 and will be comparing the real estate market at the Lake of the Ozarks to the same time frame in 2009.

All statistics will be for January 1 to March 31.

Waterfront Home Sales 2009: 81  Waterfront Home Sales 2010: 82

Off-water Home Sales 2009: 121  Off-water Home Sales 2010: 136

Condo Sales 2009: 67  Condo Sales 2010: 66

Commercial Sales 2009: 10  Commercial Sales 2010: 6

Lots and Land Sales 2009: 40  Lots and Land Sales 2010: 28

Farm Sales 2009: Farm Sales 2010: 2

Total transactions for the first quarter of 2009 was 323.Total transactions for the first quarter of 2010 was 320. (FYI, there were 461 transactions for this time period in 2008)

11.3% of all transactions in the first quarter of 2009 were foreclosures, whereas 24.7% of all transactions for the first quarter of 2010 were foreclosures. The largest increase in the number of foreclosures was for off-water homes. There were 24 off-water foreclosed home sales at this point in 2009 and 52 for this year. (Average sales price in 2010 was $81,090). Waterfront foreclosures went from 5 in 2009 to 12 in 2010. (Average sales price in 2010 was $309,429). Condos went from 4 in 2009 to 13 in 2010.(Average sales price in 2010 was $154,587).        Note: Data taken from the Bagnell Dam Association of Realtors MLS.
