Here are the real estate statistics for the Lake of the Ozarks from January 1 to August 22.
Lakefront Homes: There have been 411 closings on lakefront homes so far in 2012 compared to 356 for the same period last year. Average sales price this year is $279,311 vs. $307,423 in 2011, and $314,224 in 2010. Bank owned waterfront home sales are down to 31 compared to 37 last year.
Off-water Homes: Off-water home sales have increased to 435 this year compared to 397 closings in 2011. Average sales price for 2012 is $111,662 and average sales price last year was $99,222. Bank owned off-water homes number 132 this year compared to 160 in 2011.
New Condos: New condo sales for 2012 number 27 vs. 41 last year. Average sales price is $214,007 compared to $192,523 last year. Bank owned new condo sales are at 4 this year compared to 0 in 2011.
Resale Condos: Resale condo closings are at 302 this year so far. Last years numbers were 243. Average sales price in 2012 is $148,174 compared to $154,206 in 2011 and $159,892 in 2010. Bank owned condo resales number 22, which is the same as last year.
Villas and Town Homes: Transactions are down from 24 last year to 20 this year, with average sales prices increasing.
Lakefront Lots and Land: There are increases in the number of sales to 30 compared to 24 last year, with average sales prices increasing.
Non-lakefront Land: There have been 69 closings this year compared to 69 closings last year.
Commercial Property: The number of commercial sales has decreased from 27 sales in 2011 to 19 this year.
Farms: Farm sales have increased to 12 closings this year compared to 4 at this time last year.
Total Sales for all Types of Property: In 2012 there have been 1,325 closings compared to 1,184 closings in 2011. Total volume in 2012 is $233,370,054 compared to $209,910,723.
