Here are the sales statistics for single family waterfront and off-water homes as well as waterfront and off-water condos. These stats are for the period of January 1, 2011 through October 31, 2011. We will compare to last year's sales data for the same period.
Waterfront Homes Sales: There have been 485 closed waterfront home sales so far this year compared to 446 for the same period in 2010. The average sales price for 2011 is $298,212, down from $305,971 in 2011. There have been 44 bank owned waterfront homes sales in 2011 vs. 43 last year. Bank owned sales averaged $196,697 this year vs. $247,959 last year.
Off-Water Home Sales: There have been 518 off-water home sales this year compared to 523 last year. Average sales price this year is $98,648 vs. $109,298 for 2011. There have been 197 off-water bank owned sales this year with an average sales price of $67,747. Compare this to 2010 when there were 190 bank owned sales with an average price of $79,794.
Waterfront Condo Sales: 340 waterfront condos closed so far in 2011 which is the exact same number as 2010. Average sales price this year is $166,227 vs. $169,271 for 2010. Bank owned waterfront condo sales numbered 21 in 2011 with an average sales price of $90,304. In 2010 there were 39 bank owned waterfront condo sales with an average price of $123,358.
Off-Water Condo Sales: There have been 48 sales of off-water condos so far this year with an average sales price of $121,812. In 2010, there were 45 closings on off-water condos with an average price of $104,428. Bank owned off-water condo sales this year number 8, with a sale price average of $66,862. In 2010, there were 9 closings on bank owned off-water condo sales with an average price of $97,011.
