Lake Real Estate Sales Stats through 8/31/2014

The following statistics are for January 1, 2014 through August 31, 2014.

Waterfront Homes: The number of waterfront home sales has increased to 478 compared to 448 for the same period last year. Average sales price is at $296,359 vs. $312,520 in 2013. Bank owned waterfront home sales dropped by nearly 40% from last year with only 27 closed so far this year.

Off-Water Homes: The number of off water home sales in 2014 is almost identical to last year. There have been 531 closings so far with average sales prices down about 5%, Off-Water Bank owned home sales have dropped by over 25% compared to 2013.

New Condo Sales: There have been 34 new condo sales so far this year vs. 44 for the same period last year. Average sales price is $221,978, up from $208,222 in 2013. There have been only 2 bank owned new condo sales this year.

Resale Condos: Resale condo transactions are down slightly this year at around a 5% decline. The average sales price is up by 9% compared to 2013. Bank owned resale condos sales have dropped from 19 to 9.

Villas and Townhouses: The number of transactions is up slightly to 40 vs. 37 last year. The average sales price is also up around 3% to $278,017.

Lakefront lots and land: Closed sales have dropped from 54 in 2013 to 38 this year. Average sales price is down also. Bank owned waterfront land sales are down 20%.

Commercial: Closings of commercial property have decreased from 53 last year to 45 this year. Average sales price is up to $222,750 from $208,420 in 2013. Bank owned commercial sales are down 10% from last year.

Farms: Farm sales this year number 11 compared to 22 last year. Average farm price in 2014 is $191,545 vs. $260,260 last year. No bank owned farm sales in 2014.

Overall: Transactions are down around 2% from last year. Total volume is down about 4% and bank owned sales are down 20-25%.
