Sales statistics for January 1, 2014 to March 31, 2014

Lakefront Homes:
The number of lakefront home closings stand at 114 vs. 102 last year. Average sales price is $278,882 compared to $298,623 in 2013. Bank owned sales are down slightly.

Off-water Homes: The number of off-water home sales has decreased in 2014. There have been 134 closings year-to-date compared to 171 last year at this time. Average sales prices are up to $126,078 vs. $105,129 in 2013. Bank owned sales decreased dramatically from 56 last year to 34 this year.

New Condos: The number of new condo sales in 2014 virtually mirrors new condo sales in 2013. The average sale price is $176,078 vs. $200,449 in 2013. Bank owned sales are constant.

Resale Condos: The number of resale condos are down to 64 in 2014 vs. 86 in 2013. Average sales price is $170,253 compared to $141,798 last year. There has been only one bank owned condo sale so far this year.

Villas/Townhomes: Sales in 2014 are at 10 compared to only 3 at this point last year. Average sales price in 2014 is $244,455 vs. $251,667 in 2013. There have been no bank owned villa/townhome sales this year.

Lakefront Lots/Land: The number of closings is down to 11 from 17 closings last year. Average sales price is $107,855 vs. $79,153 in 2013. Bank owned sales remain constant at 4 closings.

Non-lakefront land: Off-water lot closings have increased to 36 from 31 last year. Average sale price is $27,667 vs. $44,860 in 2013. Bank owned sales are up slightly.

Commercial: The number of commercial sales is down to 13 closings compared to 17 in 2013. Average sales prices are up to $309,980 vs. $164,255. Bank owned commercial sales are currently up 50%.

Farms: Farm sales are constant at 5 closings in both 2013 and 2014. Average farm price this year is $192,525 compared to $241,515 last year. Bank owned sales remain at zero.

All property types: There have been 396 total closings so far in 2014 compared to 444 last year. The total volume is very similar for each year and totals a little over $70,000,000. Bank owned sales have decreased to 67 closings vs. 94 last year.

Current Number of Active Listings at the Lake:

Residential/Villa/Townhome: 1,786
Lots and Land: 1,354
Condominiums: 769
Commercial: 358
Farms: 49

The average sales prices are not an indication of increasing or declining values. They are merely the average sales price for all property that sold in each category.
