Here are the real estate statistics at the Lake of the Ozarks for the period of 1/1/2011 to 4/30/2011. We will compare this years stats with the same time period in 2010.
Waterfront Homes: The number of waterfront home sales is up 4% from this time last year, but the average price is down about 2% to $314,764. Bank owned waterfront home sales this year are up 50% from last year with an average sales price of $136,034.
Off-water Homes: The number of off-water home sales is down roughly 7% this year to 190 closings. The average sales price for off-water homes is down abut 4% from 2010. Bank owned off-water home sales numbered 78 last year at this point vs. 82 closings so far this year. Bank owned off-water average sales price in 2011 is $67,162 compared to $85,810 for 2010.
Condominiums: The number of condo sales in 2010 was about 5.5% higher than this year so far. The average condo sales price last year was $168,281 with the average this year being $154,620. Bank owned condo sales are down 37% which is good news! Off-water bank owned average sales price in 2010 was $135,974 vs. $80,649 in 2011.
