Following are the year to date real sales statistics for the Lake of the Ozarks area.
Residential Waterfront: So far this year, there have been 636 closings, which is up from 528 closings last year. Average sales price is $278,913, which is down from $294,456 in 2011 and down from $306,326 in 2010. Bank owned sales have decreased. There were 41 bank owned sales so far this year vs. 49 in 2011.
Residential Off-Water: In 2012, there have been 637 closed sales compared to 559 in 2011. The average sales price this year is $111,488 up from $98,359 in 2011. Bank owned sales number 201, down from 210 last year.
Re-Sale Condos: There have been 450 closings in 2012 vs. 356 closings in 2011. Average sales price in 2012 is $148,393 compared to $155,171 in 2011. Bank owned sales for 2012 number 33, up slightly from 32 in 2011.
Other Property Types: The number of villas/townhomes sales are down slightly, but average prices are up. Lakefront lot sales have increased as well as average prices. Off water land sales have increased as well as their average price. The number of commercial sales is down sightly from 2011. Farm sales have increased in 2012 with prices fairly stable.
Summary: There have been a total of 2,008 closed sales at the Lake for all property types so far in 2012. Compare that to 1,711 last year and 1,677 in 2010. Total sales volume is up over 15%. Bank owned sales number 323 this year compared to 328 in 2011 and 326 in 2010.
