Real Estate Transfer Tax in Missouri????

Missouri is in the minority in the United States as far as having a real estate transfer tax, and we hope it stays that way. It is presently one of only 13 states that do not impose transfer taxes. A real estate transfer tax is a one-time tax paid at the closing of the property. Like a sales tax, a transfer tax would charge every seller a percentage of the total sales price. In some states, it is as high as 4% of the sales price.

The Missouri government currently has the power to enact a transfer tax at any time, but the Missouri Association of Realtors is leading the charge to amend the state constitution and prohibit the real estate transfer tax for good.

A 2010 ballot initiative is already in place. A "YES" vote means changing the Missouri Constitution to prevent the state or local government from ever charging new taxes on the sale of a home or property.

High Pointe Shopping Center Demolished!

The High Pointe Shopping Center in Osage Beach is being leveled. This shopping center was the location of the original Osage Beach Wal-Mart store as well as home to a few grocery stores such as Consumers. After several years of vacancies and buildings falling into disrepair, the Raul Walters Company is moving ahead with the city's desire to see the center removed. The developers had planned to build a new $33 million dollar shopping center on this site, but those plans are currently on hold.

Sales Stats for the Lake January 2010!!

 Although we can never judge an entire year by one month, January 2010 shows signs of promise. Compared to January 2009, the overall number of sales for single family homes and condominiums is up around 3%. Waterfront homes showed the largest increase in number of transactions, whereas condos remained fairly stable, and off-water homes dropped slightly. The number of vacant land sales were down, as were farms and commercial properties. If you have any specific questions on any Lake property, we would be happy to hear from you.
