Here are the sales statistics for the Lake of the Ozarks area from 1/1/2012 through 5/31/2012.
Waterfront Homes: There have been 227 closings of waterfront homes so far this year compared to 187 for the same period in 2011. Total volume is up from $58.3 million to $69.2 million. Average sales price is down slightly from $312,000 to $305,000.
Off-water Homes: Sales of these homes are up slightly, from 262 closings last year to 267 closings this year. Volume is up from $26.3 million to $28.9 million. The average sales price is up 8% over last year.
Condos: There have been 181 closings of condos so far in 2012 compared to 152 for the same period last year. Volume is up from $24.5 million to $27.9 million. Average sales price are slightly lower in 2012.
Land, Commercial and Farms: The number of land sales, commercial sales and farms sales are all up this year.
All Property Types: There have been 767 closed sales so far in 2012 vs. 675 for the same period last year. Volume has increased in 2012 to $138.3 million from last years $117.5 million. Total bank owned sales have decreased. There were 158 in 2011 and there are 142 so far this year.
Active Listings: There are currently 2,008 single family homes for sale, 990 condos for sale, 1,401 lots, 352 commercial properties and 68 farms. There are 92 bank owned single family homes for sale and 37 bank owned condos for sale.
