Residential waterfront sales number 347 compared to 228 in 2013. Average sale price this year so far is $300,513 vs. $314,209 last year. Bank owned waterfront homes are down substantially from 33 last year to 23 this year.

Off-water home sales are fairly steady. There were 437 closings at this point last year and there are 430 closed sales in 2014. The average sales price in 2014 is $120,990 compared to $131,859 in 2013. Bank owned off-water home sales number 98 this year vs. 108 last year.

New condo sales are down to 28, from 34 at this time last year. The average sale price is $217,599 up roughly 3% from 2013. Bank owned new condo sales are steady at 2 for the year.

Resale condo sales are down about 4.5% from 2013. Average sale price of $162,809 is up 9% from last year. Bank owned resale condos are down quite a bit. There were 16 closings last year at this time and there have only been 6 so far in 2014.

Lakefront lot sales have dropped from 45 last year to 33 this year. Bank owned lakefront lot sales are the same as 2013 at 6 closings.

Villas and townhomes sales have remained constant at 29 units closed this year so far. Average price is down slightly by 1.5 %. There has been only 1 bank owned villa/townhouse sale so far in 2014.

Off-water land sales number 95 in 2014 compared to 100 in 2013. The average sales price is down 26% vs. last year. Bank owned off-water land sales have increased this year.

Commercial property sales are down 12% compared to 2013, but the average sales price is up by roughly 20%. Bank owned commercial sales have decreased by 25% this year.

Farm sales have dropped from 17 to 7 in 2014. The average farm sales price is $173,054 compared to $268,346 in 2013. There have been no bank owned farm sales.

Overall, the number of sales this year is down around 4%. The number of bank owned sales has dropped approximately 19%.

Residential: 2,012

Lots and Land: 1,436

Condos: 788

Commercial: 368

Farms: 54
